Το έργο κατασκευής του resort χωροθετείται σε ιδιοκτήτη έκταση, στην παραθαλάσσια περιοχή της Μούτελης (σε κάποια διάλεκτο σημαίνει λάσπη) κοντά στις εκβολές του Αλφειού ποταμού, τα δε γήπεδα γκολφ στην πρώην λίμνη Αγουλινίτσας, στην ίδια περιοχή, σε υπό παραχώρηση για 50 χρόνια έκταση από τη νομαρχία Ηλείας.
